Twenty years ago the Brooklyn waterfront was warehouses and empty piers. Today DUMBO, Brooklyn Heights and Williamsburg host some of the most sought-after condominiums in the city, with views that look straight back at the Manhattan skyline.
Pricing has followed. Waterfront new development now regularly trades between $1,900 and $2,400 per square foot, within reach of comparable product in Tribeca and the Financial District.
Absorption has been strongest in buildings that pair views with genuine amenity depth: indoor pools, co-working floors, private parks and direct access to Brooklyn Bridge Park and Domino Park.
Inventory remains limited. With few large waterfront sites left, resale units in established towers are increasingly competing with the last wave of new launches.
Move-up buyers from brownstone Brooklyn, relocating Manhattan families looking for outdoor space, and a growing share of international buyers attracted by the skyline views.
Many purchase with cash or low leverage, which has kept the market resilient even as financing costs moved higher.
