The New Jersey Gold Coast, stretching from Jersey City through Hoboken to Weehawken and Edgewater, has become one of the most popular alternatives for buyers who work in Manhattan.
Ferry and PATH connections put many residents closer to Midtown or the Financial District than buyers in parts of Brooklyn or Queens, while new towers deliver amenity packages to rival Manhattan's.
Price per square foot remains well below comparable Manhattan product, often by 30-40% for similar views and finishes, although property taxes and commuting costs should be factored in carefully.
Rental demand is strong and consistent, which makes the area attractive to investors as well as owner-occupiers seeking long-term value.
Lower purchase prices are partly offset by higher property taxes than Manhattan co-ops, so monthly carrying costs are the right basis for comparison.
Buyers should also review tax-abatement status on newer buildings, as these benefits phase out over time and affect resale value.
