Cash buyers are not bound by appraisal contingencies, which gives them the flexibility to move quickly when a home is priced well. It also makes them quick to walk away when a list price feels aspirational.
The first two weeks on the market matter most. Homes priced within 3% of recent comparable sales typically receive their strongest offers in that window; homes priced above it often sit, then sell below where a sharper price would have landed.
Presentation carries real weight in a cash market. Professional staging, twilight photography and a complete disclosure package signal a serious seller and reduce the room for renegotiation.
Finally, consider the terms as well as the number. A clean, quick closing from a cash buyer can be worth more than a slightly higher financed offer that carries more risk.
Start from closed sales, not active listings, and adjust for floor, light, outdoor space and condition. Your advisor should show you exactly which comparables support the price.
Plan a review point at day 14. If showings are strong but offers are not, the price, not the marketing, is usually the reason.
